Terms & Conditions

Thank you for choosing to book with us. We hope you will enjoy your stay.

The following terms and conditions apply to your booking and form the basis of your contract with The Burn How Garden House Hotel.

Making a Booking
By making a booking you are confirming that you are authorised to do so on behalf of all persons named in the booking and you are acknowledging that all members of your party agree to be bound by these Terms and Conditions. When your booking has been made a confirmation will be sent to you via email using the email address that you supplied, or by post. Booking confirmations are subject to availability of accommodation at the hotel. You should carefully check the details of your confirmation as soon as you receive it. You must contact us (Burn How Hotel) immediately if any of the details are incorrect or incomplete. We will always endeavour to rectify any inaccuracies or accommodate any alterations you wish to make to your booking. We cannot accept liability for any inaccuracies that are not brought to out attention within seven days of issuing your confirmation, nor can we accept responsibility for inaccurate information that you supplied. Your booking will be completed when we acknowledge receipt of your booking request and deposit, Prior to that the booking will be regarded as provisional.

Paying for Your Booking
We will ask you to provide credit or debit card details when making a booking. A non-refundable deposit of £50.00 per room is payable when making your booking.

Cancellations need to be made in writing to the hotel 7 days prior to arrival and we will then hold your deposit for a further 3 months. Full payment will be due on departure from the hotel.

Card details will be retained and may be used in the event:

  • no show or early departures
  • breakages or damages
  • breach of no-smoking or per policy
  • any extras incurred not paid for on departure

Amendments to Your Booking
You should notify us of any amendments to your confirmed booking by telephone or in writing (by post or email to info@burnhow.co.uk) as soon as possible.

Amendments are subject to availability and those made out of the 7-day cancellation period (see below) may be subject to cancellation charges.

Cancellations
In order to avoid cancellation and/or non-arrival charges, guest should observe that cancellations need to be made in writing to the hotel 7 days prior to arrival and we will then hold your deposit for a further 3 months. If you cancel or fail to check in without the 7 days prior warning, we reserve the right to charge you for the first day of your booking.

It is recommended that you take out travel insurance which provides for cancellation cover.

In the unlikely event that we are forced to cancel your booking we will attempt to offer you alternative accommodation. If suitable alternative accommodation is not available (or acceptable to you) then we will refund all monies paid by you and confirm that you will not be liable for any further payments to us.

Amendments by Us
If you have booked a specific room, we will try to ensure that this room is available to you. We do however reserve the right to accommodate you in a different room. If this room is not acceptable, you have the right to treat the booking as being cancelled and we will refund all monies already paid by you and confirm that you will not be liable for any further payment to us.

If you accept the new room, and the new room is normally charged at a lower rate, then the difference will be deducted from the final balance due from you. If the new room is normally charged at a higher rate then you will not be charged the difference. This is the limit of the liability to you in these circumstances.

Additional Requests
All additional requests are subject to availability and we cannot guarantee the provision for special requests. Any additional requests made should be prior to your arrival at the hotel, giving reasonable advance notice.

Medical Conditions
If you or any member of your party has a medical problem or disability which may affect your stay, please call the hotel direct on 015394 46226 to advise us so that we can make provision for the particular needs of the person(s) concerned, or advise you if we unable to make such provision. If details are not provided to us at the time of booking, the hotel reserves the right to cancel the booking should it be unable to make appropriate provision for a specific need or needs.

Arrival and Departure
You will be able to check in between the hours of 3.00pm and 10.30pm

Arrivals after 10.30pm by prior arrangement only, if prior arrangements have not been made, and you do not arrive by 6.00am, we are entitled to treat it as a “no-show”. Your booking will be cancelled and we have the right to re-let your room.

You are required to leave by 11.00am on the day of departure. If you fail to do so, we reserve the right to charge for an additional night’s stay.

Damage and Breakage
We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen. We do however reserve the right to charge for any damage or breakages, which we consider, was deliberately or recklessly caused. You will be notified in writing as soon as is reasonable practicable, if the damage is discovered after you depart. We also reserve the right to charge further sums if we are unable to re-let the room as a consequence of the damage.

No Smoking
All our public areas and guest bedrooms are non-smoking. Should you be found to be smoking in your room a charge of £50 will be made to your credit card to cover extra cleaning of furnishing and fabrics.

Pets
Only guide or hearing dogs are accepted.

Car Parking
Car parking is provided as a free service, however we do not accept any liability for any loss or damage to cars or their contents.

Accuracy of information on our Website
Whereas we endeavour to ensure the information contained within our website is as accurate as possible, their will inevitably be instances where information may be incorrect or out of date, It is always advisable to check specific details that may be relevant to your bookings prior to making that booking. For example, information relating to regional or local attractions is intended for your general information and any changes to such attractions or facilities are beyond our control. We reserve the right to amend or remove information at any time and do not accept responsibility for keeping copies of any amended or deleted information.

Third Party Websites
We cannot be held responsible for the accuracy, content, or availability of information about our hotel that may be found on third party websites. Neither are we responsible for the content or privacy policies or any third party websites that have links to or from the Burn How Hotel’s website.

Data
Any data collected as a result of your booking will be stored in accordance with the provisions of current Data Protection legislation.

Our Liability
We do not accept any liability for damage to your property or injury to you (or members of your party) whilst on our premises unless caused by the negligence of us, or our employees.

General Information
Accommodation: As a minimum, all bedrooms feature a private en-suite bathroom or shower room, colour television, tea/coffee making facilities and direct dial telephone.

Breakfast and Dinner: Bed and breakfast includes full traditional Cumbrian breakfast unless otherwise stated. Dinner, bed and breakfast include breakfast as outlined above and a choice of a three course meal from either of the menus we offer. Dishes ordered which display a supplement price are not included in the package and will be charged accordingly.

Dress code is smart casual. We accept well-behaved children in the restaurant after 7.00pm, but guests are reminded, if they do have children, to consider other guests in the restaurant after this time.
